Guthriesville General Store Building
The 1869 Guthriesville General Store Building (GGSB) is in the historic Village of Guthriesville. Rehabilitate and preserve this structure pursuant to a Programmatic Agreement between the United States Army Corps of Engineers, the Pennsylvania Historical and Museum Commission and the Advisory Council on Historic Preservation.
Rehabilitation of the GGSB may entitle the acquiring party to certain tax benefits.
Potential acquiring parties (and any of their agents, contractors or employees who will access the GGSB) shall be required to execute and deliver to the property owner and the equitable property owner a Release and Hold Harmless Agreement, copies of which are available from the Listing Agent. An acquiring party shall be required to enter into an Agreement of Sale with the property owner and the equitable property owner which such agreement of sale shall include (but shall not be limited to) the terms and conditions set forth on Attachment A to the Programmatic Agreement.
An acquiring party will enter with Wawa, Inc. into a Cross-Access and Cross-Parking Agreement on terms acceptable to that party and to Wawa pursuant to which access to the property and not less than 10 off-street parking spaces associated with the adaptive reuse of the property will be provided in the manner depicted on Attachment C to the Programmatic Agreement. An acquiring party will be required to execute and record against the property declarations of covenants in favor of Wawa and the Pennsylvania Historical and Museum Commission with regard to the rehabilitation and preservation of the property.

Certain conditions of sale are set forth in the Programmatic Agreement and the Attachments thereto. Pursuant to the Programmatic Agreement, if any acquiring party enters into an agreement of sale and complies with all conditions the property owner or the equitable property owner, as applicable, will, in fact, convey title to the property for the nominal consideration of $10.00.
